Parking no issue at LMN
LMN Architects was founded in 1979 and has since become one of the four largest architecture firms in the Northwest. Created as the vision of three designers, the company is now responsible for award winning projects both locally and internationally. This year LMN is recognized for its employee management efforts.

Having grown to approximately 140 employees, and located in the government/financial district of downtown Seattle, LMN faced a limited and expensive parking situation. The firm elected to provide no employee parking and instead offer incentives that encourage employees to use public transportation.

At the same time, six cars assigned to LMN's partners were made available during work hours for employee use while tending to company business. The six parking stalls for the company vehicles are the only spaces paid for by LMN.

In addition to providing a small company fleet for employee use, LMN also offers a $28 subsidy for employee bus passes. The subsidy may also be put toward vanpool expenses or a Washington State Ferry passbook.

No parking provided, commute options instead
In today's professional world, fully paid parking has become a standard by which many professionals judge potential employers. LMN took an uncommon and environmentally smart approach to implementing commute programs. The architecture field has one of the highest single occupancy vehicle commuter ratios of any industry, so the fact that LMN has managed to recruit and retain quality, talented individuals while encouraging them to take public transportation through parking deprivation is a testament to their commitment to commute reduction. That commitment also reaps a bottom-line reward for LMN: as a result of its parking policy, each year LMN saves over $253,000 annually in parking costs that in most cases would have been supplied in place of subsidized commute reduction options.

LMN has achieved impressive results from their CTR program. Of the 107 affected employees, 72 take the bus to work, seven ride their bicycles, and 14 walk. LMN plans to implement the Metro FlexPass program by April 2001. Company employees will be required to pay only $11 per month toward the cost of the FlexPass.

*Some definitions: An “ETC” is the staff-level employee transportation coordinator responsible for the daily administration of the transportation program; “PM” is the transportation program manager; and “CEO” refers to the top management-level person at the worksite. “SOV” stands for single-occupant vehicle, and “CTR” for commute trip reduction.
